‘As Is’ Foreclosures – An Inspector’s Findings

The economy has brought different buying opportunities, and as a result I am conducting more home inspections involving foreclosures. The buyer beware caveat has much more meaning in these situations. The realtors often inform me it doesn’t matter what I find. The house is bank owned and the buyer has basically retained my services to find out more about what they’re getting into.

I have to reference a recent foreclosure inspection … a vintage village home, empty, power and municipal water was still on. Structurally, it had ‘good bones’. However I uncovered an imploding cesspool in the side yard and a previously undisclosed buried oil tank that still had oil in it. The fuel supply pipes had been disconnected in the basement and a brand new above ground tank had already been installed. Two MAJOR issues to be corrected for sure!

Subsequent to my inspection, the buyers agent notified the listing agent who then notified the bank. After about 72 hours, the bank made a concession to cover the cost of properly dealing with the oil tank and replacing the cesspool. The buyers paid only the difference to upgrade the cesspool to current village/health dept. standards.

End result: the listing agent was totally surprised, the buyers were very happy and closed the deal and began renovating!
